Description

New insulation and screed to existing concrete slab for extension. New external walls, new truss roof to match existing roof, upgraded insulation. Roof tiles removed and re-used. New tiles on front. New breather membrane on existing roof. Upgrade internal dry lining to existing building. New opening in existing side wall to access extension. Repair works to timber cladding.
New UPVC windows double glazed. New double glazed aluminium windows. Swiss chalet shutters to all windows.
Replacement doors, front doors with manual shutters. One fire door with push pad. Stud partitions for disabled toilet and storeroom. All ceilings skim coat finish and plasterboard lined. New loft hatch made internally with pull-down ladder. Mechanical extractors through air brick/grille to the reat x 7. Existing hot water cylinder to stay with modification requiring blending valve and all pipes to be legionella compliant. New ground drainage for new disabled toilet, man hole connections. New foul/surface water drainage. 2 new soak aways. Above ground draining to be new. New aluminium gutters and downpipes. New sanitary ware in all areas. Canter levered benches and other various furniture required. Hand dryers etc. Kitchen alterations - provisional sum allowed scope tbc. Floor finishes non-slip vinyl. Electrical re-wire, distribution board and heaters, some sockets etc. Fire alarm system required. Removal of existing patio tiles and new raised terrace to allow for disabled access.
