We are implementing an accelerated procurement procedure due to our receipt of the Community Ownership Fund, which necessitates the completion of our project by March 2025. This project involves significant renovations and upgrades to our community facility, including energy efficiency improvements and the establishment of a wellbeing café.

Reason for Acceleration:
The accelerated procedure is essential due to the strict deadline imposed by the fund. Delays in procurement could jeopardise our ability to meet the project objectives and fulfil the funding criteria. Additionally, the project's timely completion is crucial to our mission of supporting vulnerable individuals and the broader community. Seasonal construction factors also require work to be completed within specific timeframes to avoid weather-related delays.

Description

Foundation for Good is embarking on a comprehensive refurbishment project for its community building located at 11-19 Trafalgar Street, Consett, County Durham. This project, funded by the Community Ownership Fund, aims to enhance the facility's functionality, accessibility, and sustainability to better serve the local community.

Scope of Work:
The project includes the following key elements:

Demolition and Removal:
Careful removal of non-load-bearing interior partitions, existing flooring, and suspended ceiling systems.
Structural demolition including the removal of staircases, sections of brickwork to create new doorways, and the sealing of a former loading bay.
Handling and disposal of hazardous materials such as asbestos following all health and safety regulations.

Structural Works:
Construction of new walls, partitions, and mezzanine flooring.
Installation of new windows and doors, including access control systems.
Repair and reinforcement of existing structures where necessary.

Mechanical, Electrical, and Plumbing (MEP) Works:
Installation of a new HVAC system, including air purification units.
Complete rewiring of the building, installation of energy-efficient lighting, CCTV systems, and data cabling.
Plumbing upgrades in restrooms with water-saving fixtures.

Interior Finishes:
New flooring installations, including rubber flooring in the gym and carpeting in classrooms and offices.
Wall finishes in accordance with the new colour scheme, and ceiling replacements.

External Works:
Replacement of windows with double-glazed units and painting of the building's exterior.
Installation of solar panels and an air source heat pump system to improve energy efficiency.
Minor roof repairs and installation of a lockable loft hatch.

Compliance and Sustainability:
All work must adhere to British Standards, particularly concerning fire safety, durability, and environmental impact.
Implementation of waste management practices with a focus on recycling and proper disposal of construction debris.

Timeline:
The project is scheduled to begin in November 2024, with completion targeted for February 2025, ensuring all work aligns with the funding deadline of March 2025.

Contractors:
Contractors are expected to coordinate with the project manager for regular inspections and testing. Weekly site meetings will be required to ensure the project stays on schedule and within scope.
