Description

The Andrew Keane Learning Centre (AKLC) is suffering from leaks coming through the eaves of the roof, suspected from where the exposed beams and stanchions meet with the building facade. It is proposed to block these gaps using EPDM gaskets and finish with a flush and clean surface (colour to match existing). The roofing is tiered. Some small areas of coating has come off the insulation panels, it is proposed to use tape to cover over these.
It is currently proposed to paint the external exposed metal beams and columns to the AKLC and to jet wash all other areas clearing away algae, moss growth, grime etc.
It will also be part of the contract to clear out all gutters both internal and exposed including valley gutters. it will also be necessary to clear all rain water pipes and then leave in full working order.
It is expected prior to starting works that the Contractor surveys the external areas of the building listing all the repairs and then agreeing the amount of repairs with the CA
The main purpose to the contract is to leave the building weathertight.
