Description
The pre-construction health and safety plan, specification and drawings set out the requirements for contractors undertaking the decommissioning of existing plant, supply & installation, commissioning and handover of new boilers and mechanical services in accordance with the standards and legislation set out in the documents and in line with the background set out below:
The existing boilers serve the 1974 building, Cairngorm Wing and the primary heating source to the glasshouses. Due to the nature research undertaken the boilers also need to be operational 24/7 365 days per year.
Several of the existing boiler modules have developed significant faults including cracked casings, heat exchanger failures and flue condense issues. One module has been now isolated at the valve following receipt of a 'Gas Safety Warning Notice'.
The existing boiler plant is nearly 10 years old and the manufacturer (Hamworthy) has advised that the existing model at Edinburgh was discontinued in 2009 and the associated spares are only 'guaranteed' to the end of 2016. The CIBSE typical 'economic' life expectancy guide for this type of boiler is 12 years and the minimum expectancy is 8 years.
Contract documents have been prepared including specification and drawings setting out the requirements to undertake the decommissioning of existing boiler plant along with the supply, installation, commissioning and handover of new boilers and associated mechanical services in accordance with the standards and legislation set out in the contract including full compliance with CDM 2015.
The scope of works is to replace the existing boilers is on a 'like for like' basis re‐utilising the existing infrastructure as much as possible hence providing the most economical option to meet the needs of the site.
The proposed replacement will be new floor‐mounted, fully modulating, low NOx, stainless steel, condensing modular boilers, model similar to Hamworthy Wessex ModuMax Mk3, model ref. 97/194V, with a rated heat output of 191.4kW and a seasonal efficiency of 94.98%.
The building and external areas around the works will be in use by CEH during the works, so the installation will need to be carefully managed to ensure access is maintained to all operational areas and disruption to staff, scientific research and other building services on site are kept to a minimum.
Installation works to be undertaken Mon - Fri (07.30-17.00 hrs) unless by prior consent.
For information there no requirement to obtain planning or building regulation consent as installation is classified permitted development. In addition the building has a current EPC rating of C which expires in January 2024.
