Description

Network Homes wishes to carryout water ingress remedial works; renewals and refurbishment works.

The site is located on the Harrow Road, with Elmfield Way, W9 3UJ providing a boundary to the site in the north and east. South is a canal. The site is all primarily social housing developments comprising of blocks of flats. The surrounding area is predominantly residential in character. Eaton plaza comprises some 6 no blocks.

Leicester Court is a 5 storey median low rise linked block including basement parking. Build circa 12-14 years ago. In total there are 4 no. flats on the ground floor and 19 in total within the block. There is a communal front entrance and rear gardens accessed from the ground.

The property is of structural concrete framed construction with cavity brickwork walls front and rear. The roof consists of a tiled hipped roof. Windows are UPVC to all elevations.

There are water ingress problems; penetration and dampness at various locations and widespread affecting several blocks over several years. BRE investigations to Leicester Court have been carried out over two phases. These were invasive investigations carried out in May and August 2015. BRE reported and then presented findings and their recommendations for remedial works including pilot works to Leicester.
