Description

Proposed Single Storey Extension to the Rear of Tockwith Village Hall.
The Client - Tockwith with Wilstrop Parish Council
Site Address - Tockwith Village Hall, Marston Road, Tockwith, North Yorkshire, YO26 7PR

The single storey extension is to be located on the footprint of the existing rear courtyard, bounded by the walls of the current east and west wings of the building. Brickwork is to match existing. Works also include: install of full-width bi-folding door, removal of some existing doors and windows and their repostitioning and/or replacement, flooring, removal and replacement of pitched roof over store area, external drainage and facia boards, finishing of internal walls with all existing walls and ceilings affected to be made good. Also required is the install of lighting and electrics to extension area and extension of the fire alarm system into the new extension and meeting room. Heating is also required. Quotes should be provided for the following 3 options: supply and install air source heating to the new extension, install air source heat pump that can be extended to the whole of the building in the future or remove existing wet heating system and supply and install air source heating to the whole of the building.

The D&B contractor's price shall be fixed and include for;-
- All design - including SAP calculations, structural calculations, construction drawings, measurements, labour and site supervision.
- Worker's welfare facilities, plant hire, access scaffolding and skips.
- Securing all appropriate consents including, but not limited to: Planning Permission, Building Regulations Approval, Conservation Area approval, Access permits, energy, water and drainage suppliers consents and connections
- Access arrangements for the delivery of materials, removal of all construction waste, making good of landscaped areas
- 10 year guarantee

Schedule of Stage Payments
Payments to the D&B contractor shall be made at stages to be agreed prior to formalizing the contract. It is anticipated that a deposit shall not exceed 10% and that a minimum of 10% shall be withheld until satisfactory completion and final handover.
