Description

1.In advance of the starting refurbishment works on site the Principal Contractor is to provide an asbestos survey and report on all NLB owned property via a UKAS accredited asbestos surveying company. Any asbestos containing materials that are found from sample testing to be recorded along with recommendations for planned removal using the services of a licenced asbestos contractor. Tendering Contractor's to ensure Asbestos surveying company is prepared to go to site as soon the successful Principal Contractor has confirmed by NLB Procurement.
2.In advance of the Principal Contractor starting refurbishment works on site NLB Engineering Technicians will establish on the external balcony of the tower a temporary light.
3.Principal Contractor to be offered the use of the small NLB owned welfare bothy throughout the site works.
4.It is anticipated that dry storage of project materials can principally be located within the existing standby battery building (ex. old fog signal housing)
5.Contractor to provide temporary protective measures around the static shrouded glass lens (as described in 2 above), in liaison and agreement with NLB representative on site, before erecting a temporary access scaffolding to the sides and above the lens for the contractor's personnel to be able to paint the dome and other areas safely at height.
6.De-commission and remove the existing Electrical Industrial system that operates the optic / monitoring system (i.e.) identified cubicles etc. As part of this process the Principal Contractor is to provide a further demolition asbestos survey / report from the same UKAS appointed asbestos company, to identify any new asbestos containing materials for appropriate action and disposal.
7.Contractor to install a new upgraded and modern electrical optic / monitoring system to NLB specifications,
8.All NLB identified surplus de-commissioned Industrial Electrical Equipment waste (i.e.) cubicles, to be removed from site and disposed of.
9.The external paint surfaces over the height of the tower are in relatively good condition so will not be painted, however there are some areas that need attention.
10.The small NLB Welfare block is independently located about 100m from the Tower on land and buildings owned by others. No internal refurbishment is required. Small external refurbishment is required with some external wall / roof painting.
11.De-mobilise site and clear all ex.project materials and plant, with the disposal of excess project materials to appropriate licensed and registered dumps.
12.Principal Contractor to supply the NLB Project Engineer with 'as-built' information for incorporation within NLB Operational and Maintenance documentation, which includes the Health and Safety file in line with CDM Regulations.
