Southend-on-Sea City Council are seeking a suitably qualified Main Contractor (Contractor) to undertake control of the site detailed in the Tender Documents. The Contractor will then (as per the detail in the Tender Documents) be required to design and build new affordable housing for the site. This work will be undertaken based upon the JCT Design and Build Contract (2nd Recital). The requirements of the preparation of the site and the construction of the new affordable housing are described within the Employer's Requirements.

Below is a summary of the site and description: Anson Chase - erection of 2 bed 3 person, M4(3) bungalow. Eagle Way Site 1A - erection of 5 x 3 bedroom, 5 person house. Eagle Way Site 2, erection of 5 x 2 bedroom, 3 person house. Eagle Way Site 3, erection of 2 x 3 bedroom, person house.

The Contractor will be required to undertake / deliver all approved planning requirements. This includes, but is not limited to aspects of vehicular access, parking, bin stores, cycle storage, rotary dryers, and soft and hard landscaping.

The Contract will be let under JCT 2016 Design and Build with Employer's Requirements, drawings, contract sum analysis, building specification, mechanical and electrical specification, structural specification. The Contractor will be required to complete the detailed design of RIBA Stages 4 to 7
