Description
The contractor is required to provide costs for the construction of a small brick built office extension to the front of the Waltham Estate TMO office which is situated at the bottom of a residential medium rise block of flats.
The works include the alteration and conversion of an adjacent former ground floor flat which will form additional office space to the current arrangement, the above extension will for the new entrance with reception counter.
The contractor is required to design and build the extension and office alterations working with the plans provided and to ensure the works conform to the most current building regulations and office lighting criteria.
A site inspection is essential when pricing the works and an appointment will need to be made by contacting the Waltham TMO office on Tel: 0207 926 9083, the Estate Manager is a Mr Idown Abiodun.
The works are on a residential housing estate so particular attention and care needs to be considered for site security storage and compound, staff welfare facilities and residents safety whilst undertaking the works.
The Council is there for looking for a suitably experienced contractor having undertaken similar projects in the past and who possess the design skills required to undertake this project from conception to completion.
The contractor will act in the role of principle designer and employ its own structural engineer to ensure works are in accordance with planning and statutory requirements, and that all notices are adhered to.
It will be for the contractor to liaise with the Councils building control team ensuring that inspections are undertaken and building sign off is carried out at the end of the works with a completion certificate being issued.
The successful contractor awarded the works will enter into a binding JCT 2011 contract with contractors design.
Prior to any works commencing a programme of works is to be issued by the contractor and agreed with the Council and its client that will form part of the contract start and completion date.
