Description

Roudsea Rabbit House
1. Remove the existing natural stone slates and store for reuse.
2. Remove the existing timber roof battens, common rafters, purlins and ridge beam.
3. Remove the existing timber wallplate.
4. Remove the timber door and the door and window frames.
5. Take down the lengths of walls that are leaning or badly cracked to ground level. This is
mainly the rear wall at the left hand gable end. Retain all stonework for reuse.
6. Take down the chimney stack above ridge level.
7. The condition of the remainder of the walls will need to be assessed as the works progress.
The mortar may well be soft and friable throughout the width of the walls in which case all the
walls may need to be taken down to ground level. This will need to be agreed with the builder
on site.
8. When the walls have been repaired or rebuilt the roof structure should be reconstructed with
new purlins, rafters, battens and wall plates. This could be achieved with sawn softwood but
more traditional timber members may be required to maintain the authenticity. Consideration
may be given for including roofing felt or sarking to improve the weathertightness.
9. Replace the existing natural stone slates. Consideration may be given to replacing the
existing ridge members with more traditional stone ridges.
10. Provide new doors and window including frames.
11. Internally the floor can be left as it is or finished with stone flags.
12. The open fire will need to be tidied up but the stone lintel may be left in place.
