Description

Gentoo Group are embarking on a programme of works to enable structural appraisals of 25 high-rise residential tower blocks. The appraisals are required to demonstrate that the buildings are safe for occupation from structural collapse and fire spread as prescribed in the Building Safety Act 2022.

In order to confirm this safe occupation, structural integrity and fire safety - an intrusive survey must be carried out to each high-rise block.

The surveys will be required to various separate points of each of the 25 blocks, parts of the structure will be required to be exposed, sampled and then made good on completion of the survey.

Gentoo have engaged a Surveying Consultant to carry out all sampling and testing services and have also engaged an external façade Provider to retrieve external samples.

Therefore, the purpose of this procurement is to engage a Contractor to carry out all opening up, exposure and making good of the sample areas on completion.

The surveys must be conducted to various separate points within each high-rise block and will involve the following works:
(a) The breaking out of concrete at ceiling junctions;
(b) The breaking out of concrete at floor junctions;
(c) Core drilling of holes into concrete;
(d) The retrieval of samples of exposed materials;
(e) The making good of areas on retrieval of the samples; and
(f) Testing of materials.

The purpose of this procurement is to engage a Contractor to deliver the services listed within points (a), (b), (c) and (e) above.

As stated previously, each of the 25 blocks will be required to be surveyed at various separate points of the building. Therefore, it will be the intention of Gentoo to gain access to the apartments within each block where necessary - and to decant Tenants if void properties are unavailable to allow the survey works to commence.

It is foreseen that the removal of kitchens, bathrooms or any other fixed elements will not be necessary and that all breaking out works can be completed without the need to disrupt fixtures or fittings.
