Description
Homes England sought to appoint an Independent Valuation Firm ("Valuer") from its national Property Panel. The appointed Valuer will be required to provide an initial Red Book valuation for the development of 598 homes at the Northfleet Embankment site in Kent. The Reports are for lending security purposes in relation to a proposed recoverable investment facility from the Home Building Fund and will be used by Homes England as part of their initial and on-going Due Diligence. The Homes England Investment Transaction and Portfolio Management teams require these services to support the successful delivery of a recoverable investment transaction. The scope of reporting requirements included an initial Red Book valuation report by 21st October 2019, to include commentary on Land value (residual valuation), GDV, market absorption rates and competition, the Borrower assumptions included in their sales and marketing strategy, ongoing annual re-valuations may be required and should have been quoted for.
