Description
Structural works to external stairs and landings, 11 units, at Purcell Avenue, WS13 7PG and Handel Walk, WS13 7PQ, Lichfield Staffordshire.
Following several repairs and referrals it was considered the concrete stairwells at Purcell Avenue, posed a Health and safety risk due to Concrete Spalling. Which prompted further investigations, a structural engineer report, which looked at similar blocks to the scheme (Purcell Avenue & Handel Walk), architype, age and construction, identified that historic repairs over time have degraded the stairwells, and it is now no longer an economic option to continue repairing and that a total replacement is deemed to be the most cost effective and feasible long term solution.
After further investigative concrete testing, it was highlighted the balconies pose the same risk. The end string is subject to rainwater build up in the lip, this has resulted in surface penetration to the reinforced bar, which over time has oxidised and resulted in sections breaking away. It has been recommended these areas are also overhauled to allow free flow drainage whilst providing a new waterproof surface covering.
The key output requirements are as follows:
• Undertake pre surveys to the stairs and balconies in accordance with the specification, and report on any anomalies,
• Communicate with and notify all the affected customers, setting out the work to be undertaken, and the estimated timescales needed to complete all the tasks,
• Liaise throughout the contract period with affected customers and report back to Bromford,
• Safely plan, dismantle, and remove concrete stairwells from site,
• Undertake general brickwork, concrete repairs and remedial overhaul works of landing areas,
• Design Supply and install replacement Galvanised Stairwell,
• Undertake soundness, Cover-meter and carbonation testing,
• Conduct the handover with the Client,
• Ensure the site is left in a clean and safe condition.
