Description

To act as a QS and EA for RIBA Stage 2-7 on the works taking place at the Corner Plot, Rochdale Station Square. The roles and requirements will include,

- Attend all periodic and ad hoc pre-contract meetings, policy meetings, design team meetings, project meetings and similar meetings.
- Liaise with us and our other consultants and the Contractor to establish and revise programmes for the pre-construction and construction periods.
- Provide to us and to our other consultants and, as necessary, to the Contractor and sub-contractors and suppliers, such specifications and pricing documents and other documents prepared by you as they may need.
- Take all reasonable skill and care not to specify for use, and not to approve the use in the Development of any materials which by their nature or application contravene any British Standard or EU equivalent current at the time of specification, or which contravene the recommendations of Ove Arup & Partners' publication Good Practice in the Selection of Construction Materials (1997).
- Monitor and make recommendations for payment of third party charges such as site survey and site investigation fees and the fees of the other consultants.
- Assist in procuring the completion of collateral warranties, manufacturers' guarantees, maintenance manuals and similar matters.
- For the purposes of buildings insurance and, if required, inherent defects insurance, prepare estimates of reconstruction costs.
- Before the award of the Building Contract, check that the Contractor has in place the insurances to be maintained by the Contractor under the terms of the Building Contract. Repeat such checks whenever such insurances fall due for renewal during the construction period.
- Assist in preparing agreements with the highways authorities and review specifications and contract conditions put forward for the execution of highway works.
- Assist in negotiations with funders and tenants, statutory authorities and others.
- Provide such services as we may require incidental to your other functions hereunder, connected with the promotion, funding, letting or sale of the Development.
- Provide quantity surveying services in relation to any developer-supplied goods or fit-out contracts awarded by us.
- Provide any quantity surveying services necessary for us to obtain the full benefit of zero-rating for VAT purposes applicable to any elements of the Development.
- Provide any assistance and information we or our tax advisors may require to enable us to obtain the full benefit of capital allowances in relation to the plant and machinery elements of the Works.
- Perform all other quantity surveying services, whether incidental to the foregoing or otherwise, as reasonably required by us or by the other consultants, connected with the Development or the sale or letting of the Development.
