Description

A number of properties on the Woodhouse estate in Guisborough were reported to have bowing or cracked external walls. Beyond Housing instructed Facades to carry out a structural survey on a sample of 10 properties, a copy of the report is attached, (Appendix 1). As a result of the report a number of works has been identified

•Remove existing cavity wall ties to all external walls and replace with new cavity wall ties
•Replace all none concrete boot lintels
•Additional stabilisation to the panels of brickwork between the ground floor and first floor windows
•All properties have been individually inspected for areas of movement/cracking, (see Appendix 2 for details), and should be stabilized using a Helifix stabilisation system or similar approved.
•All properties have been individually inspected and inadequate pointing has been identified
•Redundant brackets should be removed and live brackets that are secured with steel fixings should be removed and the fixing replaced with stainless steel fixings
•All properties have been individually inspected and areas of cracked render have been identified
•Remove spalled concrete door canopies as identified
•Rotation of concrete boot lintel as identified in Appendix 2
•Cracking and spalling to concrete lintels caused by re-bar corrosion.
•Reinstating soldier courses above windows. Protruding decorative tile detail can be removed.
•Removal of all waste to a licensed tip
•All necessary scaffolding to complete the works
