Description
Refurbishment works to 101 Myddleton Road for community pub/restaurant use.
Structural, MEP and architectural refurbishment to enhanced shell standard.
Works include: Some remaining strip-out, new structural opening, steel column to enable removal of a masonry pier and new steel beams to support area of floor above. Enhancement of some existing roof members and forming of opening for a rooflight. Two air-source heat pumps, 3-phase power circuits and consumer unit (3-phase supply arrangements by others), sockets and light fixtures. Some below-ground drainage and hot and cold water (electric boiler). Acoustic ceiling, wall insulation, exterior render, external timber cladding to rear, patio and external doors, internal doors, two toilets, security alarm, fire alarm and decoration works.
The works include the following Contractor Designed Portions (CDPs): Building Services (Electrical, Hot & cold water supply, Fire alarm and link to fire curtain and Heating and cooling system) & Structural (Temporary works, Steelwork fabrication drawings and design and prepare joint details for all floor beams and joists for which no details have been shown on the drawings).
