Contract Details:

HPFT is seeking expressions of interest from suitable contractors to deliver the refurbishment of 39-41 The Marlowes, into a healthcare hub providing a mix of primary care and mental health outpatient facilities for the local community. The project is an exciting joint venture between HPFT and Hertfordshire Community NHS Trust.

39 -41 Marlowes are purpose built office buildings arranged over four storeys, although No.41 also has a basement. The buildings are of brick clad with aluminium windows and mansard clad with leadwork to the third floor. A car park is provided to the rear of number 41, providing approximately 40 spaces with additional parking to the front
of each building.
The internal areas have been subject to refurbishment over differing periods with tenant's demountable partitioning remaining in-situ throughout the building. The building is served with a timber raised access floor throughout with solid floor to core areas. A central core provides male and female WC accommodation with three lifts and main staircase access. Secondary means of escape stairwells are provided to the north and west office wings.
The building is generally in reasonable condition with building elements reaching the end of their useful life.
