Description

Works originally commenced in January 2022 to replace an area of defective Ashlar stonework around a window at first floor level which has bowed and is out of plumb.

However, since the project started, it has become apparent that the problem is much greater than first thought and the entire front elevation needs to taken down and rebuilt. This is because the Ashlar outer skin is very thin and is not tied to the inner skin of stonework.

The inner skin of stonework is formed of random rubble and, as such, it is not possible to tie the Ashlar Stone to the inner skin of random stone. The Ashlar Stone can not self support itself which is why areas started to bow, distort, and become dangerous.

The building is therefore in a state of despair with areas of inner stonework exposed, some areas of Ashlar removed (most of the Ashlar has been removed) and temporary support and propping in situ (internally and externally) to keep the building in a safe and stable condition until such times as the works commence.

We therefore strongly suggest that tendering contractors visit site to appraise the live situation prior to tendering.

• To date, Longreach scaffolding have provided the essential propping works and Rowland Stone have removed the Ashlar Stone.

• Roland Stone hold the balance of the Ashlar Stone that has been removed in their warehouse. The existing stone needs to be put back as part of the works so the Contractor will need to liaise with Roland Stone in that respect.


The building will be occupied by the current tenants during the course of the works, with the possible exception of flat 11c which may become vacant during the course of the works. For the purposes of tendering, please assume that flat 11c can be used by the Contractor for welfare facilities.
