Description

A building that was constructed in 1902, located on Narborough Road, Leicester (LE3 0BT), requires refurbishment to meet the temporary demand of the secondary school students.

The existing building was last used as an all through school in 2014, which has since been unoccupied and it is understood the primary mechanical and electrical systems have been turned off.

It is understood that the building is also listed on the external elevations, and therefore external works are expected to be kept to a minimum. However, works may be required to the existing windows. The roof/trusses and the panelling in the first-floor main hall are also listed (floor plans to be issued in the tender pack). No significant works are to be anticipated in the main Hall, including to the listed elements.

The required space within the temporary building will need to be sufficient to accommodate 180 No. students in the first year, which will increase up to 540 No. students in the third year. The capacity of the school will need to increase to accommodate 180 No. students each year, with the initial 180 No. students starting school in late August/start of September 2018.

The planned construction sequence for the building is expected to be split over 2 phases. Phase one will need to be completed by the start of the Academic school year in late August/ early September 2018, with phase two being completed in time for the start of the second academic year (Sept 2019), whilst the School is occupied on the ground floor with students/staff after completion of Phase 1. The phases will be divided by the three-storey building, with phase 1 completing the ground floor and phase 2 completing the first, second and intermediate floors. Safeguarding between pupils/Contractors for Phase 2 works will be assisted by permitting Contractor use of a segregated staircore to the upper floors.

Survey information will be provided as part of the tender information to allow the extent of the works to be accurately priced. Survey information that can be expected to be provided within the tender pack will include, R&D, Building Condition (including measurements) and M&E:
