Description

Whitnash Town Council intends to replace the several community facility and amenity sites with a single Community Hub to be located in Acre Close Field, Whitnash, Warwickshire.

The contract awarded will be for a duration of 6 months (Phase 1 - Design Phase) with an option for an extension for up to an additional 12 months (Phase 2 - Construction Phase) dependant on whether Planning Permission has been approved for the Community Hub, full capital funding has been found to fund the construction and satisfactory performance against quality objectives during the first 6 months.

During Phase 1 - Design Phase (first 6 months) the appointed Building Surveyor service provider will work with the appointed architect and representatives of Whitnash Town Council to:
• Interpret and develop design briefs and project requirements from, client officers, project sponsors and external organisations.
• Ensure delivery of design phase to RIBA 4 stage within a strict qualitative and commercial framework.
• Prepare outline specifications during the design process and detailed specifications for tendering. This shall also include the contract conditions, preliminaries, and schedule of works.
• Support the appointed architect in preparing all design and detailed construction drawings.
• Investigate the selection of appropriate materials and methods of construction.
• Engage the services of a structural engineer to check the robustness of the design.
• Support the preparation of any planning applications. This will also include the preparation of design access statements.
• Attend project meetings (where necessary) and liaise with the client, contractors, consultants, design/project team, council officers and external organisations.
Ensure any tendering and contract compliance for the construction phase is in line with Council procedures through the proper preparation of estimates, specifications, drawings, agreements and coordination through the design process of the project.
• Ensure proper use of the National Building Specification and technical information for inclusion into the tender and contract documentation.
• Ensure the principals of sustainability and whole life costing are applied to the project.
