Description

The Foreign Commonwealth and Development Office (FCDO) seeks to undertake a comprehensive renovation project for the residential property located at 29 Beekman Place in New York City. The primary objective of this project is to transform this historic property into the official residence of the UK's Permanent Representative to the United Nations.

Built in 1910, the property is a seven-story, one-family townhouse, featuring a cellar and a sub-cellar. While it has recently undergone a white-box renovation, further enhancements are required to meet the quality standards necessary for its intended use. This project also presents an opportunity to design and customize the currently unfinished wet areas to align with the FCDO's preferences and requirements.
The aim is to have the Permanent Representative's private residence on the top floors with two floors for visiting guest rooms below, followed by entertainment and representational (public) spaces on floors one and two. The cellar level would be reserved for spaces that support event functions.
Preliminary discussions have yielded the following aspects of the project:

> Create a new layout for ancillary spaces and all bedrooms to accommodate program requirements.
> Design and install a new semi-professional kitchen and a family kitchen/kitchenette within the private quarters.
> Integrate a new dumbwaiter to facilitate seamless service between public spaces and back-of-house areas.
> Implement new surface finishes and lighting design/fixtures throughout the entire residence, where existing is not suitable.
> Select and specify new furniture for both public and private spaces within the residence, in collaboration with post.
> Implement a waterproofing system to the building to prevent water ingress.
> Design and install new window treatments for the entire residence.
> Americans with Disabilities Act (ADA) compliance where feasible.
