Description

The scope of the works is to remove and dispose of existing windows at Riverside House, Bedford Road, Northampton followed by supply and installation of new windows to meet the client's requirements.

The contractor is required to remove all existing windows and dispose off site as well as supply and install new windows as described in the windows specification below. The new windows are required to meet all relevant building standards and regulation applicable within the United Kingdom.
The contractor will be responsible for the site during the works and will act as principal contractor for the purpose of fulfilling CDM Regulations.
The contractor's price shall include for making good any damage caused externally to the fabric of the building as well as appropriate sealant to perimeter of windows installed.
As there will be no other contractor present on site during the window removal and installation, the contractor's price shall include for all access equipment and protective work required to facilitate the works.
The contractor shall provide a detailed list of builder's work to be carried out by others after the window installation is complete
The building internal alteration and refurbishment work will commence after the installation of the new windows. The work is likely to last for several months. The warranty period for the is to run for a period of 12 months from the practical completion of the refurbishment.

Window specification
Material:
22 mm extruded aluminum alloy 6060/6063 T6 (to BS EN 755-9) thermally broken outer frame sections mounted. Thermally broken glazing sections bonded to structurally calculated insulating glass units
Glazing:
Double glazed 28mm sealed unit, 6mm glass/16mm argon filled gap/6mm glass to achieve a minimum U-value of 1.4W/m2K.
Operation:
Top hung opening out with opening restriction, lockable stainless-steel handle with 2 keys
