Description

Burnley Council required the services of a monitoring surveyor to deliver a restoration project for a Grade II listed building 18 - 24 Nicholas Street to provide 18 high quality affordable homes.

The full scheme is currently at Planning stages and can be viewed at LBC/2024/0389. Internal and external alterations to convert former offices to apartments (Linked with FUL/2024/0353), including alteration to internal layout, installation of replacement windows and demolition of modern rear extensions. | 18-20 Nicholas Street Burnley Lancashire BB11 2AP

The scheme will be delivered by Barnfield Investment Properties Ltd. Barnfield Investment Properties Ltd will employ the design team and a contract administrator. Barnfield Construction will be the main contractor. The contract will be in the form of a JCT DB 2016.

The Council requires the services of a chartered cost consultant to act as a monitoring surveyor. Primarily to ensure that any of the design proposals are affordable and beyond that to ensure the Contractor 's costs are reasonable and not excessive. The JV enables early engagement of the Principal Contractor, without the need for a full tender process. The Contract will require a collaborative open booked methodology of working and an agreed Contract Sum Analysis. When considering the costs of your services for this project please ensure you have allowed from Pre-Construction right up to Final Completion.

There is a desire to be on site as soon as possible, with a completion date of March 2026.
