Brief description of project, location, scale
A building that was constructed in 1902, located on Narborough Road, Leicester (LE3 0BT), requires refurbishment to meet the temporary demand of the secondary school students.
Part of the building was refurbished earlier this year to meet the initial demand for school places of for the first cohort (Yr 7) located on the ground floor. This phase of works has now finished, and the authority are seeking a contractor to complete the refurbishment work for the next phase to accommodate an additional 13 classrooms, toilets and associated staffing space by July 2019, over the 1st and 2nd floor of the building. The quantum of classrooms maybe subject to change dependent on the next year's cohort size.
Careful management of the works will be required as the Ground floor is occupied by the School and safeguarding. Similarly, consideration of vibration, noise and dust generation in a live school will be a key consideration and impact on the existing school infrastructure.
The first phase of works removed the majority asbestos from the building, however due to the intrusive nature of works further investigations might be required.
Survey information and Phase 1 specification items will be provided as part of the tender information to allow the extent of the works to be accurately priced. Survey information that can be expected to be provided within the tender pack will include, Asbestos R&D, Building Condition (including measurements):

• Localised repairs to existing plaster walls and ceilings due to water damage (currently lath and plaster)
• Replacement of high level windows (listed-timber)
• New Fire Doors / Acoustic doors
• Extending the mechanical and electrical systems from the ground floor to the 1st/2nd floor to provide compliant heating / lighting with the classrooms and circulation spaces
• New Fire Alarms/Emergency Escape Lighting and detection systems - extending the temporary installation, and linking to the ground floor
• New floor finishes throughout, including staircases
• Re-cabling and trunking within classrooms for small power and data (ICT)
• New Lighting Throughout
• Potential for mechanical ventilation to certain areas, notably toilets
• General redecoration
• Minimal reconfiguration of internal walls (typically non-load bearing) expected
• Procurement of Fixed Furniture and Equipment
• Compliance to Building Regulations, Conversation officer, Architectural works, Fire safety and Principal Designer role, Specialist design of works including M&E
• The contractor will be expected to manage any asbestos encountered as part of the works.
