Description

The University is letting this contract on behalf of Newcastle Science Central Management LLP.

The scope is for the sale of the land (through a procurement regulation compliant restricted procedure) to a Contractor with the relevant experience, capability and resources to invest in and deliver development, construction, and sale of homes to final occupation on the Helix Residential Site in accordance with the LLP's objectives and requirements.

Newcastle Helix (formerly known as Science Central) is a site of national and international significance. Regeneration of a prime City Centre site at this scale is a once in a generation opportunity.

The LLP's vision is big. A 24-acre quarter in the centre of Newcastle upon Tyne. A £350M programme of residential, commercial and academic capital development on a site previously used for coal mining and brewing.

The LLP's vision is clear: To help everybody live easier, healthier, longer and smarter lives. Now and in the future.

There is 6 residential plots for development to bring forward the new community for the site, comprising plots 12 through to 17 and representing approximately 5.5 acres of the overall site. There is a Homes England requirement to achieve a minimum of 440 residential units on the site. A planning consent for 66 units, which would contribute to the requirement has been secured by Karbon Homes in respect of plot 7 (not included in this opportunity).

The LLP expects the highest standard of housing to come forward, taking inspiration from places like the Sterling Prize winning Goldsmith Street in Norwich. A minimum land receipt of £5,000,000 (five million pounds sterling) must be paid to the LLP.
