Description

The successful consultant is to survey the existing windows and external doors (where located within window sets)and provide a complete photographic survey of all blocks (excluding Crescent House) to determine how the existing windows are to be either upgraded or replaced to install double glazing and reduce cold bridging, efficient contemporary windows which will achieve Listed Building Consent.
The windows to the properties are bespoke and there are various window types present for example Crescent House windows are predominantly timber with a steel inner casement to one of the windows.
The majority of the windows to the rest of the estate are steel and have varying methods of operation with some of the lower windows/doors counter balancing the casement above. it is anticipated that the challenge in recreating this counter balanced arrangement will be in keeping the feature taking into account the additional weight of the double glazed unit. Other windows slide horizontally on rails and some are of a more traditional mode of operation.
To Great Arthur House the majority of the windows have been replaced however there are windows, doors and side screens to the balcony areas which are to be included in this scheme.
There are high level windows positioned on the roofs to the majority of the blocks which are not visible from the ground it is important that all windows to the estate are taken into consideration including these.
It is thought that in most cases the windows will be able to be adapted to comply with current Building Regulations, however in some cases this may not be possible, we will therefore require a full options appraisal for each block.
