Description

The Employer, Tower Hamlets Community Housing (THCH), wishes to undertake replacement works to circa 250Nr front entrance flat doors (FED's) over, 11Nr, medium rise block on the Minerva Estate in Tower Hamlets. In addition, THCH is offering a buy in scheme to leaseholder properties within the blocks which are included within the pricing document. The project will include all associated works such as relocating services which may be installed through door frames etc as well as removing and re-fixing security gates. The Employer is seeking the services of a competent, experienced and capable Principal Contractor to carry out these works. Please note that the address list is subject to change based on right to buy's etc.
The works typically comprise the following:
- Survey all properties to determine dimensions and specific requirements for each property.
- Removal and disposal of existing, design, supply and installation of new front entrance doors. The Contractors proposals should comply with the requirements set out in the Employers Requirements - Fire Door Specification and Requirements document and proposals should be submitted with the tender return to demonstrate compliance. Th Contractor also needs to consider the requirements of Annex A - Assurance and Assessment of Fire Doors - January 2020 and ensure their proposals comply with its contents.
- Associated enabling works to existing services and security gates etc
- RLO function to manage the booking of appointments and answering resident queries
The Contractor will undertake the described works to the housing stock outlined in the Works Address List. The blocks within the Minerva Estate consist of the following:
- Achilles House
- Ajax House
- Antenor House
- Apollo House
- Argos House
- Hector House
- Helen House
- Lysander House
- Nestor House
- Paris House
- Priam House
The works will be undertaken under a JCT Design and Build Building Contract 2016.
