Description
NOTE: This notice was updated on 07 October 2024 for the following reason: Original contract value was £222,831.00. This value has increased to £316,928.98 due to the following. At the start of the current phase of works, the contractor surveyed the Ellison facades and undertook hammer testing to the green tiles and vertical concrete sections. A number of cracked tiles and loose tiles were identified with the proposed method of repair to be an epoxy resin injection in and behind the tiles to ensure adhesion to the masonry behind. Following agreement on the repair method, the contractor has removed several of the green tiles to Ellison C & D on the quad side. It then became apparent the ease of removal as well as the original form of construction being a basic 'dot & dob' of concrete with a c.1" void between the tile and the masonry. This has subsequently ruled out this repair method and has raised additional H&S concerns regarding the adhesion of the tiles throughout the Ellison Blocks and the subsequent risk of the dot & dab failing, particularly where moisture has been entering the structure . Our Structural Engineers (Fairhurst) have advised that until a longer-term re-cladding scheme for the blocks is implemented, that we maintain existing exclusion zones and that we install fall arrest netting to the tiled bays throughout the north facing elevation of Ellison D. Furthermore, amendment allows for the the urgent make safe at weekend due to the urgent H&S nature of this, and price for the netting as a variation under the existing JCT contract as well as additional work identified further. Finally it has been noted that the latchway mansafe fall protection systems is missing. The mansafe system is needed to carry out the netting works and requires a new latchway and training for T Manners to complete the work.(There was a sudden façade defect on Ellison Building A in the summer of 2023. The area was immediately made safe and scaffolding and catchment netting erected. Shortly thereafter, structural surveys were instructed. The outcome was a list of recommendations for remedial repairs, and the defects were categorised under various risk levels depending on the severity and level of risk. The works for this contract are defined as Category C Remedial Works and Surveys on Ellison A - E buildings.)
