Description

The project is to construct new teaching accommodation for the Faculty of Art and Humanities and carry out a major remodelling and refurbishment of the existing estate.

The FAH redevelopment project comprises the following:
o Construction of a new 3 storey, circa 3,500m2 GIA adjacent to the existing School of Art & Design accommodation
o Full remodelling and refurbishment of an existing 6 storey tower, circa 7,500m2 GIA
o Refurbishment and remodelling of an existing 4 storey block, circa 4,200m2 GIA
o Refurbishment and remodelling of an existing Art & Design workshop, circa 2,250m2 GIA.

The site of the proposed new build element is currently green open space between the buildings being redeveloped.

The Client's design team will not be novated but will remain in a Client Compliance Monitoring role. However, the successful contractor may choose to engage the services of the existing design team to complete the detailed design if they wish.

The design and build project comprises of the following high level activities:

o Ground excavations for the new build
o Piled foundations for the new build
o Steel frame and superstructure for the new build
o Fa?ade and roofing for the new build
o Construction of a new stair core and lift to the gable end of the existing tower
o Installation and commissioning of building services for the new build
o Modifications to the existing building services in areas of refurbishment
o Modifications to the existing building fa?ade where they interface with the new build
o Re-roofing of the existing tower and workshops
o Internal fit our for all areas of the project
o Installation of loose furniture and AV equipment
o External works including soft and hard landscaping and alterations to the existing service yard

The anticipated construction value of the works is approximately ?30m (excluding VAT)

The outline programme is as follows: (these are target dates only and may be subject to change)

o Planning application submitted by the University design team in April 2019
o Completion and sign off of Stage 3 design at the beginning of May 2019
o Contract award June 2019
o Start on site January 2020
o Construction completion of the entire project in 2022

It is anticipated that there will be several phases to the construction activity over the duration of the project. The exact phasing solution is to be developed with the successful contractor.
