Description

Winchcombe Arts & Community Hub (charity no. 1202584) is acquiring Winchcombe Methodist Church and intends to let a contract for the repair, upgrading and refurbishment of the building and its services.

As a first stage WACH is inviting contractors with proven expertise and experience to register an interest.

We will carry out a prequalification process to select suitable contactors. See below for timetable and selection criteria.

The property is located on High Street, Winchcombe. Constructed as a church in 1886 from local natural stone walls beneath a natural slate roof. The sloping site provides for a suspended floor to the chapel and foyer areas. It has been extended twice to the rear to provide toilet with boiler house below, a large multipurpose room and kitchen, both under a flat roof. A lift links the ground and lower ground floors.

The building is empty and all the church items including the organ have been removed.

All areas of the building are connected to main services. Gas and electric mains are in the sloping footpath at the front of the properties.

Access is from High Street, there is NO parking on site. There is free parking in nearby Abbey Terrace for two hours maximum; all day parking is available for £1 in Back Lane car park (200m away).

Outline scope of works:

• Limited structural works, primarily to improve access
• Replacement of the 30 year old boiler
• Removal of existing radiators in main hall and installation of underfloor heating
• Removal and reinstatement of the main hall floor
• Updating of heating and ventilation controls
• Updating of lighting controls
• Installation of stage lighting and power circuits
• Installation of secondary glazing to large hall windows
• Improvement to building insulation
• General decoration
• Upgrading of toilet facilities.
• Upgrading of café/bar and box office provision

The Trustees have commissioned a building survey available on request
Working drawings are being prepared

It is proposed to use the JCT Minor Works Contract.

It is expected that the contract value of the works will be in the region of £175-250k.

Prospective contractors are asked to provide the following documents:

Intended timetable:

• Invitation to prequalify - Oct 2023
