Description

Brighton & Hove City Council invites bids for the provision of its property insurance in respect of private dwellings sold on a leasehold basis; the majority of these were under the Right To Buy (RTB) legislation. The dwellings are flats in blocks and flats in houses (maisonettes) where the Council still retain the freehold ownership and the leases state that the Council, as the Freeholder, will arrange the buildings insurance on behalf of the Leaseholder and recharge the premium as part of the Service Charge. Other flats in some blocks have not been sold (Council tenanted) and are separately insured so insurance cover for these flats is not required.

Property insurance is also required for those properties in the ownership of Brighton & Hove Seaside Community Homes, a charity with whom the Council has 100% nomination rights.

Three portfolios of properties make up this Tender all of which are included under the same lot, however three separate policies will be required from the successful bidder.

Leasehold Right to Buy Properties and Domestic Leasehold Properties (Formerly known as Domestic Leasehold Flats)
The Leasehold Right to Buy Properties policy is currently written on a sum insured basis as is the Domestic Leasehold Properties policy. The Council are seeking tender submissions for two separate policies, which will be awarded jointly and cover will commence at 00.01 on the 1st April 2024
