Description
Hastings Borough Council (the Council) owns 1-10 Castleham Road which is a single storey factory block constructed in the late 1970's and is currently fully let. The building comprises of 10 unit factories with a total floor area of 42,400 sq. ft. built in the 1970's. The roofs comprise of corrugated asbestos cement sheets, concrete gullies, parapet gutters and roof terminals for soil pipes and boiler plant etc. They are of an age where they are becoming fragile and are beginning to crack around their fixings and let in water.
The over-roofing solution must effectively address these weak points and where practicable improve its thermal insulation. The roofs of Units 1-5 (Approx. 21,200 sq ft) have already been over coated to address water ingress and it is now proposed to apply a similar treatment the rest of the block. This work is to extend the effective service life of the roofs, gutters and associated detailing thus extending the commercial viability of the factory units. The Council are seeking a suitably qualified and experienced contractor to undertake the works. Works are expected to start in September / October for a period of ten weeks.
