Description
The building is a large house that will be converted into a 6 bedroom (HMO) house of multiple occupation requiring a complete renovation and refurbishment. This includes windows, fire doors, fire alarm system, new kitchen, new bathrooms, and other needs as specified in the tender pack. The HMO has its own off-street parking that can accommodate 2x cars and has easy access for deliveries although it is in a densely populated residential part of Hayes so hours of work are limited to national standards. Particularly noisy work limited to 8am-5pm Monday to Friday and 9am to 12noon on Saturday (and no noisy work outside these hours). Sunday is a non-workday. Additional Car parking is available about 1 mile away at the Pump Lane car parking facility in Hayes Town Centre - postcode UB3 3NB if required.
The Contractor will have vacant possession of the building, with gas, water electric all connected and will be self-contained. Works include remodelling and refurbishing rooms, some structural work, Mechanical, Electrical, Power, Lighting, Emergency Lighting, Access Controls, Ventilation, Water upgrade, Sanitation, Fire Doors, External boundary treatments, soft surfaces and hard landscaping, parking and all associated miscellaneous relevant works.
