Description

The Employer, Tower Hamlets Community Housing (THCH), wishes to undertake re-roofing and associated works to 9Nr properties on Back Church Lane, Shadwell, London. The properties are 3-storey and consist of a lean to mono pitched roof with parapet wall to the front of the property, and all associated rain water goods fixed at the rear. Following surveys carried out by THCH, it has been determined that the properties are currently subject but not limited to the following issues:
- Condensation build up on the underside of the roof felt.
- Roof leaks noted by residents likely due to condensation build up in the roof void.
- Failing/inadequate roof ventilation.
- Bathroom flexible extractor pipes not connected to external tile vents in the roof void.
- Loose, slipped and poor lead work/flashings - further surveys have been completed and concluded the lead is also the incorrect code.
- Re-pointing required to parapet walls.
- Moss growth and staining to the current roof finish.
- Poor condition and bonding of party wall and parapet coping stones.
The Employer is seeking the services of a competent, experienced and capable Principal Contractor to carry out these re-roofing and associated works.
Two of the roofs are in a particularly bad state of repair, 121 and 109 Back Church Lane. These properties form the main works. Whilst all other roofs are to be priced as part of the tender submission they will remain provisional and will be instructed at the discretion of the Employer based on the costs returned.
