Description

The Authority is seeking to appoint an extensively experienced specialist conservation and heritage contractor to assist in the design, and to potentially deliver, the next phases of work associated with the repair of the Toneworks site. The Services and Works are primarily focused on roofing and structural repairs:

Package 1 - Structural Repairs in Areas T and R
Package 2 - Roofing Repairs in Areas Q, R and S
Package 3 - Roofing Repairs in Areas X and W and minor works in V
Package 4 - Repairs in Areas F, G, H and J
Package 5 - Bringing services into the Site

All works are subject to the receipt of sufficient funding. The detail of the current funding position is set out in the Procurement Documents.

Due to the complexities of the site the full scope and methodology of the required Works have not been fully formed and will be finalised collaboratively by the project team and the Contractor during the period of the Pre-construction Services Agreement (PCSA). The Pre-construction Services can broadly be considered to be those required to contribute to the development of the designs to RIBA stage 4

The Contractor will work constructively and collaboratively with the Professional Team on an open book basis during the PCSA to develop the design of the repairs, the construction methodology and the contract sums for the Repair Works.

Some elements of the structural repairs to building Q and area T/R are however largely defined. A specification has been prepared in advance for these elements and bidders are required to price for these works.

The PCSA contract will commence as soon as possible after appointment of the Contractor in February 2025 and conclude within 4 weeks.
