Description

Norwich City Council (NCC), in addition to its stock of council-owned social housing, manages a number of privately owned properties which it uses to home tenants as required. In order to fulfil its legal obligations under the Landlord and Tenants Act 1988 it requires on an ad-hoc basis various small works, repairs and services to be undertaken on these properties.

The council has a growing portfolio of approximately 300 properties that the council's private sector leasing team (LetNCC) manage and require maintaining.

There are 12 work areas involved within this requirement that are being split into 4 Lots for tendering purposes.

The aim of this project is to engage up to 4 suppliers across the Lots (maximum of 1 per Lot) who will be able to complete the required works or has access to acceptable sub-contractors who are able to undertake them. This would be for one or more of the 4 Lots of works types we require.

The works, repairs and services are to be covered by the 4 Lots as set out below:

LOT 1 Description
1 Gas
2 Plumbing
3 Drains

LOT 2 Description
1 Carpentry
2 Small works/bricklayer
3 Plastering
4 Painting and decoration
5 Glazing
6 Clearance/cleaner
7 Locksmith

LOT 3 Description
1 Electrical

LOT 4 Description
1 Flooring

This requirement covers :(a) Occupied properties - Single item repairs and maintenance requirements.
(b) Unoccupied properties - Repair and maintenance requirements for void properties
