Description

Westminster City Council wishes to procure a specialist contractor to deliver Aids and Adaptations works in properties owned and/or managed by Westminster City Council.

The Scope of works covered includes the feasibility, design and build of Major and Minor Aids and Adaptations following assessment of need and recommendations from the resident;s occupational therapists, NHS Trusts and where relevant other stakeholders.

The work will commonly comprise of adaptations/refurbishment to kitchens and bathrooms but will also include installation and servicing of more specialist equipment such as home intercoms/entry systems, platform lifts, chair lifts, lifting hoists and access ramps etc., under relevant good practice and legislative requirements and in particular The Lifting Operations and Lifting Equipment Regulations 1998 (LOLER).

Total annual value of the contract is estimated to be in the region of £1.76m including a proactive Planned Maintenance Programme (PPM) of adaptations and specialist equipment.

In summary, the contract will include the following:

Day to Day responsive repairs
Emergency (day time) repairs
Out of Hours Emergency work
Planned Preventative Maintenance (PPM) Works i.e. annual Maintenance of installations
Major Adaptations
Feasibility of adaptations in vacant properties

The contract will not include asbestos surveys or the removal of licensable asbestos.
