Description

Welwyn Hatfield Borough Council (the Council) wishes to commission a survey of approximately 1,000 dwellings to assess their condition and compliance with the Decent Homes Standard. The data is to be provided in a form suitable for loading into the Council asset management system (Lifespan). It is assumed the properties subject to survey will me a mixture of houses bungalows and flats.

A survey is required of 1,000 dwellings in order to provide data, reports and associated documents on the various matters, including:

o Construction type, dwelling type, age, and Archetype
o Physical condition of the stock
o Photographs
o The extent and cost of backlog or 'catch up' repairs
o The future cost of repairing and maintaining the stock - 30 year horizon
o The future cost of improving the stock to benchmark standards
o The degree of non-compliance with any specified standard
o Cyclical maintenance
o Energy ratings from the data collected
o HHSRS reporting and recording


The location are across the Borough of Welwyn Hatfield, including neighbouring villages. The tenure split will be dwellings and flats,

Access - , the contractor will be responsible for access. The council will only send the first letter introducing the contractor.
