Description
Newcastle City Council has an in-house building division - Building and Commercial Enterprise (BCE), they are currently the main contractor to Your Homes Newcastle carrying out repairs, maintenance and refurbishment works to properties in Newcastle upon Tyne.
At times the demand to reinstate void properties to a lettable standard exceeds the available BCE resource capacity. In responding to this opportunity, Contractors confirm that they can comply with the relevant statutes and regulations current at the time of the selection process, including as relevant, Gas Safety, Health and Safety, Control of Asbestos, COSHH, Electricity at Work, Manual Handling and Personal Protective Equipment. Tenderers will need to meet all the council's requirements detailed within the specification and in the Appendices attached, the submission of your tender will be taken as confirmation that you can do so.
BCE have little control of the volume and frequency of the work that is required to bring some of our void properties back up to a lettable standard and are therefore seeking to appoint a contractor who can undertake up to 4 Nr void properties at any one time on our behalf.
There will be no guarantee of the volume of work or the work content needed in each property which will involve several trades, i.e. Joinery, Plastering, Plumbing and Painting. At times the successful Contractor will be working with other Contractors including BCE to complete the Voids to ensure the KPI targets are met.
What we are looking for is a number of subcontractor(s) who can offer:
• An immediate response to request to take work, with work commencing within 12 hours' notice.
• All works specified in the property survey to be completed to a high standard of quality.
• Any additional works identified as necessary are to be recorded and communicated to BCE immediately for approval.
• Clean and tidy working within the property at all times.
• The contract is asking for Labour Only, all main materials (see clause 1.8 Rates Generally) will be supplied direct to the void building specified.
• The areas of Resources required will be in the following trades

o Plumbing
o Painting
