Description
This tender is for the commission of full bespoke design services for two modern workspace units to include access, parking and servicing arrangements on Plots F1 and F2 at the Cinderford Northern Quarter, for a specific end user. The fee proposal should include costs for the following main deliverables (further details are provided in Section 6 - Statement of Requirement/Specification):
1. Project Brief and Feasibility Study (including cost advice, please see further detail in Section 6).
2. Developed Designs; with draft Specification of Works to enable cost information (designs to include site plans, general arrangement drawings, elevation drawings suitable for planning submission).
3. Risk and Issue Register
4. Undertake pre-application discussions with the Forest of Dean District Council Local Planning Authority.
5. Prepare and submit a planning application and associated documents (as per the Council's validation checklist).
6. Undertake technical design; and prepare associated documentation
7. Prepare construction drawings; with final specification of works
8. Final Cost Report; to include construction costs, costs per m?, professional fees, fittings and any relevant exclusion.

Please note; Subject to Business Case approval, the project will run until construction completion, should the Business Case not be approved the contract will end post technical design completion (RIBA Stage 4).
