Description

Commercial Property Consultants to undertake a review of Sandwell's Commercial Property Estate

SMBC owns a significant portfolio of commercial property investments and it wishes to undertake a review of these to establish what opportunities exist to enhance value (income or capital) through redevelopment or through more active estate management. To undertake this review, it wishes to appoint an experienced commercial property consultancy with intimate knowledge and experience of the West Midlands property market.

The Council has recently adopted a new Corporate Asset Management Strategy. This sets out a plan for the more effective use of its operational and commercial property assets. There is a particular need to reduce costs and also to enhance income streams. As part of this it needs to look carefully at its commercial property portfolio with a view to identifying opportunities to enhance value.

The Council manages the portfolio in-house. Whilst this is a cost-effective way of delivering day-to-day property management, the in-house team do not have the level of exposure to the local property market that a good local agent would have, or the exposure to national operators or to the investment & funding market that a large firm of property consultants would have. It is hoped that by engaging the help of an experienced consultancy with local & regional agency experience and with investment, funding and estate management experience, opportunities to enhance value can be identified.
