Description

Thirteen Housing Group wish to appoint a principle contractor to carry out various communal works at Hume House, Nolan House, Stockton on Tees TS18 2BJ and Kennedy Gardens (all 3 blocks), Billingham TS23 3RF

The principle contractor will work under the management of our project delivery team to provide a successful teamwork approach in order to complete the works on time and within budget.

Thirteen invest circa £30m each year in delivering our capital investment programme across our housing portfolio (33,000 units). In order to ensure the safety and wellbeing of our customers living in high rise properties, we wish to procure a suitably qualified Principle Contractor who has previous experience of similar works and can also evidence this.
The project includes works at Hume House and Nolan House as follows:

• Sprinkler system;
• Fire alarm interfaces;
• AOV's & Generators;
• Suppression System;
• Bin chute doors and vents (refuse chute);
• Smoke ventilation lift lobby area.

Other Optional Works may include:

• Flat fire door replacements;
• General ventilation within flats:-
Fire dampers and grills to each location (bathroom & kitchen);
Replace fans on roof.

All associated firestopping works are being carried out by our partner contractor, Interseal (UK) Ltd.

The project includes works at Kennedy Gardens (3 blocks) as follows:

• Fire alarm interfaces;
• AOV's & Generators;
• Boiler plant repairs (Energy Centre)
• SVP repairs as required
• Electrical installation condition report
• Roof access works (safe access to plant rooms and emergency lighting)


All associated firestopping works are being carried out by our partner contractor, Interseal (UK) Ltd.

The properties located within the high-rise blocks will have tenants insitu during the full contract period, this must be taken into account when carrying out the works.

All works included within this project must only be carried out by appropriately qualified engineers/operatives who are sufficiently qualified to carry out the specific work/s.
