Description

The University of Bristol has an exciting opportunity for a Retail Outlet on a Franchise or Concession basis, located within the University's new student focussed 'Heart of the Campus' building.

The new two-floor food court within the building will house, the Student Union Lounge Bar and multi-food outlets on the Lower ground floor and this Retail Outlet opportunity on the Upper ground floor overlooking the food court.

The new development will be a center for student focused activities from Student Wellbeing, Global Lounge, Study Centre, and the main place for the academics, professional services teams and students to meet, chat and relax in the heart of the campus.

This Retail Outlet would suit a local catering business, coffee roastery or independent company wishing to expand into the Higher Education sector.

The Retail Outlet is offered as a 'Shell & Core' arrangement for the Back of House equipment fit out (suppliers are on hand if equipment needs to be sourced) and therefore open to your Brand Standard mobilization equipment. The Front of House seating areas are being designed by the University and will be fully furnished, however these can be tailored to match any brand. The seating area is planned to be 170 sq m, capable of 90 + seating capacity and self-contained back of house area (including small office and store) is approximately 60-80 sq m.

The proposed unit would offer 'Barista Coffee, Grab and Go and/or Coffee Shop produce' to suit a University demographic.

An ethical and sustainably sourced ethos would be paramount to your business model.

The University is looking for expressions of Interest to operate this unit for a minimum of a 5 year contract (break clauses can be implemented for the protection of both parties).

The business model would operate a minimum of 260 days a year, based on a 5 day working week, operating up to 12 hours per day (however this is open to negotiation).

The footfall of the building holds up to 1000 students at any one time, (continuously changing) and is situated in the heart of the University Campus.

Proposals:
We are seeking expressions of interest from interested parties to propose the operating model that you can deliver to the University using the above information.

Your proposal should include details of:
- Proposed partnership offer including details of expected ROI (for example profit share or management fee arrangement or other partnership proposal)
- Proposed business rate return
- Brand and Brand standards
- Menu and Pricing Tariffs
- Accreditation and Accolades
- Ethical and Social Responsibility criteria
- Living Wage policy
- Waste Management policy

Proposals should be submitted to the University via the e-Tendering portal no later than 12:00 on Thursday 28th February 2019.
