Description
The London Borough of Waltham Forest is seeking a developer partner, in relation to three sites adjacent to Lea Bridge Station in order to facilitate the delivery of high-quality, residential-led mixed-use development and public realm. The Council's aspiration is to create a new local centre at Lea Bridge within a revived business quarter forming a new 'gateway' to the Borough. The development partner is expected to deliver in the range of 300-320 homes; a minimum of 3,000 sq. m. of commercial cultural spaces and 750 sq. m. of public space. The opportunity also requires the development partner to construct a new entrance to the railway station as part of the scheme. The scheme may involve providing some specialist and/or elderly housing. The developer partner will be required to enter into a Development Agreement and 250 year lease with the Council for the delivery of the development. The developer partner will be required to construct a new station entrance at Lea Bridge Station in accordance with the design approved by Network Rail, Greater Anglia and the Council and the associated planning permission (which will be obtained by the Council). The development partner will be required to have a long term and on-going property management role with the commercial/cultural space. The scheme may involve some of the land at one of the sites being made available to a community led housing scheme and the developer partner delivering construction to that development.
