Description
Leicestershire County Council owns the Development Land adjacent to Embankment House, Electric Avenue, Nottingham NG80 1EH. The County Council acquired Embankment House in February 2018 which comprises a 60,000 sq ft office building with potential development land located off Queens Drive as outlined in red on plan 1.
The development land extends to 2.24 hectares (5.54 acres). The land currently comprises of raised landscaped areas which was formerly a power station. The extent of the site is understood to be underlain by basements and other geotechnical anomalies, infilled with demolition material.
Leicestershire County Council are seeking to appoint an agent to act on our behalf in respect of developing and letting the aforementioned site. If appointed your advice and services would include:
Brief 1:
1. If appointed, you will be required to inspect, consider the site and provide a viability report to provide the County Council with details of appropriate uses and demand for the site from a commercial perspective.
Brief 2 is subject to the outcome of brief 1 and the outcome of planning discussions. Both briefs are to be tendered together. The County Council reserve the right pending the outcome of Brief 1 and planning discussions not to proceed with Brief 2.
1. Provision of a range of values (not red book valuation) and details of all/any options you consider appropriate. This element will include a feasibility review to include any uses you consider appropriate or high demand for in this area.
2. Advice on the appropriate method of letting.
3. Advice on whether offers should be conditional or unconditional.
4. Appropriate marketing of the property to include the preparation of letting particulars and marketing material.
5. Letting of the property on behalf of the County Council to include preparation of the Heads of Terms.
6. Working with the County Council's solicitors to agree the specific terms of the lease agreed.
