Epping Forest District Council wish to appoint a Main Contractor to procure the works to develop a retail shopping park, via a JCT Design and Build form of contract.
The site is located to the south of Langston Road, just north of Junction 5 of the M11 motorway, and south of Debden train station, in Loughton, Essex.
The proposed development of the requirement is to comprise 15 individual retail units of varying sizes, with a self contained management suite. The proposed amount of development is 8,818sqm GIA ground floor(9,274sqm GEA). The development is mezzanine compliant in planning terms but these will be provided by the individual retailers to suit their shopfitting plans. The total Nett retail Area is 12,915sqm.
The requirement also includes customer car parking facilities to cater for 366 car parking spaces, including 18 accessible and 44 cycle parking spaces, and a service road to the rear, this will be accompanied by softlandscaping of the area. Two entrances will be provided to the shopping park, a main consumer entrance and an additional service entrance accessing the rear of the retail units. The construction of a retaining wall to the rear of the site will also be required.
