Description

Planned Preventative Maintenance and ad hoc reactive jobs for our office in Manchester. We are a landlord managed office within a shared building with much of the plant maintained by our landlord. We require serving for the below items and frequencies.

o One distribution board - annual maintenance, including quarterly RCD tests
o 5 yearly electrical test - due March 2025
o General lighting (circa 65 approx.)- annual maintenance (cleaning)
o Emergency lighting and signage (circa 17 - contractor to confirm) - 11 monthly visits plus 1 annual discharge test
o Monthly legionella water testing - temperature checks (hot and cold)
o 6 monthly legionella water/laboratory sample test
o PAT testing (Nov) approx. 250 items (mainly computer equipment and power points)

Reactive rates (ad hoc works) are required for the following: -
o Multi-skilled engineer
o Joiner
o Plasterer
o Painter/decorator
o Electrician
o Plumber
Please note, we have two microwaves, dishwasher and Lincat hot/cold boiler and a Sanivite pump that may/will require ad hoc maintenance and in the event of failures, to repair or replace as necessary

Please note, if we are not happy with your reactive rates for specific ad hoc jobs, we have the right to seek costs elsewhere.

Normal access to the office is Monday to Friday 9am-5pm - the office is open 7am-7pm Monday to Friday so access can be requested during these times if required.

We require RAMS for works and would like to hold contractor review meetings to discuss the contract and any upcoming maintenance works. These will be informal meetings which can be held over Teams.
