Description
CONSERVATION ACCREDITED SURVEYOR FOR GRANTS FOR PLACES OF WORSHIP PROJECT
THE PROJECT
The client has received a Grants for Places of Worship award for urgent repairs to their Grade II listed North Leeds property, now used as a Sikh place of worship or Gurdwara.
THE ROLE
On behalf of the community of Gurdwara Guru Hargobind Sahib Ji, Corporate SR CIC is now seeking the services of a Conservation Accredited Surveyor to take on the role of professional advisor to assist with the satisfactory completion of the project.
BACKGROUND
Potternewton Mansion, originally known as Harehills Grove, is an early 19th century home to Leeds woollen industry industrialists. The two-storey building, which is constructed from coursed squared stone has large bay windows, with a central portico to the front elevation. A stone outbuilding to the rear of the building remains in poor condition with structural issues affecting its stability.
The building has recently undergone considerable repairs to the roof and upper floor windows, making It watertight. The next phase of repairs will begin in November and run for up to 2 years to include HLF grant Development and Delivery phases.
OUTCOMES
During the development phase to organise a schedule of specialist investigations and reports to include:
- Structural/Environmental Surveys
- Appoint a Structural Engineer
- Appoint a Fire Engineer
- Appoint a historic masonry conservator
- CDM
- Work up a Report to include a Priced Schedule of Works for submission to HLF and Historic England.
The key points set out above must be met in order that the Heritage Lottery Fund second-round bid can be submitted by 20th June 2018 deadline.
The delivery phase will include:
- Substantial repairs to the outbuilding
- Substantial repairs to the rear flat roof and repairs to flat roofs to two single bay projections to the main building
- Repair the portico roof and a wrought iron balcony railing
- Replace eroded low-level stones,
- Repair and decorate, and where appropriate re-lead broken windows
- General stonework cleaning to the principal elevations (non-damaging technique)
- Repairs to rotten first floor structural timbers, skirting and localised remedial repairs
- Install a new entrance to the rear (north elevation) of the building and lime render the brick masonry
