Description
23 Finsbury Circus is a Grade II listed office building comprising 26,000 sq. ft and situated opposite the new Liverpool Street Crossrail entrance. It is held freehold by the City Corporation as Trustee of Bridge House Estates (BHE) and adjoined by 1-5 London Wall Buildings, also a BHE freehold but subject to a long lease.
Part of the building was last refurbished in 2014 at a cost of around £4m and included refurbishment of floors to category A offices accommodation with the redesign of the reception and sanitary provision; improvement/replacement of the existing Mechanical & Electrical systems; increase in the existing power capacity; improvements in the DDA access to the office accommodation and the provision of showers, toilets and cycle storage to the lower ground floor.
The proposed refurbishment of 23 Finsbury Circus warrants an innovative and exciting commercial scheme, which capitalises on the high-profile location and site exposure. The scheme needs to improve the building quality, marketability and sustainability by attracting premium occupiers and an enhanced rental profile. It requires innovative design and building solutions that are cost effective yet deliverable considering the limited timeframe until vacant possession is achieved.
Following a preliminary feasibility study, the analysis of the options has demonstrated that a refurbishment of the existing building is the preferred option that the City of London would like to move forward with.
The agreed scope of the project is the refurbishment of the building with full replacement of services to create building with Net Internal Area of 25,984 sq. ft. Basement, ground + 6 upper floors. The scope also includes but is not limited to:
- Refurbishment of building
- Replacement of all services
- Retention of central circulation core with renewal of finishes
- Works to basement to include end of journey facilities
- Reconfiguration of ground floor reception and retail units
- Works to reduce running costs
- New roof terrace
