Description
This opportunity relates to the refurbishment of Chipping Ongar Primary School (COPS) as part of the Priority Schools Building Programme Phase 2 (PSBP2). The PSBP2 programme was launched on 1 May 2014 to undertake major rebuilding and refurbishment projects, addressing the needs of schools in poor condition.
COPS is a mixed primary school for ages 4 to 11, situated in Greensted Road, Ongar, CM5 9LA.
The school consists of two main blocks (EFAA and EFAB) of varying forms and types of construction, located to the northern end of the school site. The blocks are interconnected via a glazed atrium. Hard play areas are located to the east, south and west of the main school blocks, and a playing field to the south. The school site has a total area of approximately 6 acres.
The project is to refurbish the existing block EFAA, which has an approximate GIA of 1,410sq/m, in order to achieve the necessary 15 year residual design life applicable to PSBP2 schemes. Block EFAA includes a nursery which is outside of the scope of works. The total funded area for refurbishment represents approximately 1,305sq/m. Block EFAB is outside of the scope of works.
Block EFAA was built circa 50 years ago and features traditional construction with cavity brickwork and full-height window panels with aluminium finish and double glazed window units. The key works for the scheme include, but is not limited to:
• Replacement of the flat roof finish
• Renewal of roof drainage system
• Replacement of the majority of window units and repair of retained window units
• Renewal of ceiling finishes
• Replacement of LTHW radiators and fan convectors.
The works will be completed in a phased manner. Initial proposals negate temporary accommodation blocks, with surplus space within the school being used as temporary classroom space.
One contractor is required to manage and deliver these work. The successful contractor will be appointed under PCSA to finalise design prior to being appointed via a JCT Design & Build Contract. PCSA appointment is anticipated Jul-18. JCT D&B Contract sign is anticipated Apr-19. Works are anticipated to be completed by Dec-19.
The School must remain fully operational for the duration of the works.
